By lending our own funds, we are able to provide an effective and responsive service. We aim to build long term relationships with our borrowers and professional introducers, using our expertise to assist them in maximizing the return from their property projects.
Sourcing new funding opportunities
In addition to receiving new business direct from clients we have an established base of introducer professionals, extending from national commercial / property finance brokers through to regional firms of solicitors and accountants. We have built relationships with property developers with whom we have successfully partnered previously. In addition we have links to insolvency practitioners and banks and have a successful track record in acquiring other property loan books.
The underwriting process
Our application process is straightforward; potential borrowers fill in a standard information form, from which a draft facility letter is produced. An RQ Capital Ltd Director will contact, and usually meet the borrower, visiting any property over which we are to lend. Following valuation and borrower’s agreement to the proposed conditions we will swiftly review the proposal and issue final documents.
Our aim is to ensure drawdown occurs at the earliest opportunity following satisfaction of the facility letter terms. For development loans where a number of drawdowns are required, a monitoring surveyor or other professional agreed with us will authorise stage payments.
Experience has shown that any delays when repayment is due are counterproductive. Therefore we always seek confirmation of how a loan is to be repaid when considering a new lending proposal.
